First, the
home site
It all starts with your home site, located where you want to live, almost anywhere in Central North Carolina. If you don’t already own land on which to build your new home, perhaps we can help you find just the right location.
Next, select
your home
Choose from over a dozen Piedmont Personal Builders home designs, all built by experienced trades people, right on your home site. Choose from ranch plans, first-floor master plans, or two story designs. Homes range 2,000 square foot ranch designs to two-story plans over 3,600 square feet, base prices run from under $200,000 to around $300,000 to meet almost any budget. Or, if you’ve already found a plan you like better, we’ll build your plan!
Then transform
it into your special dream home
Meet with our Design Consultant to personalize your home selections. And if you need to add that special personal touch to your plan or expand one of our designs to meet a special need, our custom architectural redraw process lets you modify the floor plan without any additional architectural revision fees.
A construction
loan makes payment easy
We get paid by
your lender in four separate payments (called draws) as the
house is built: the first when the foundation is completed,
then when framing is done, then when drywall is hung, and
the final payment when the home is finished.
Modern construction
lenders (Generally large local banks) are flexible and easy
to work with, and will lend you as much as 90% to 95% of the
total purchase price (Or even 100% if you already own your
home site). Property appraisal permitting, they will even
lend you enough money to buy the home site and pay for the
site work and utilities too. (Site work and utilities are
owner responsibilities and are not included in the home price
because conditions vary so widely by home site.)
We start construction
when you're ready
We can start
when your pre-construction checklist items are done (Things
like your construction loan closing, zoning permit, insurance,
tap fees or health department permits, site access, clearing,
temporary access driveway, color selections, et cetera) and
when we have your final construction blueprints done and building
permits in hand. This typically takes 8 to 12 weeks.
You decide
your role in the construction process
Select your own level of participation in the process.
The base price includes a fully complete Piedmont Personal Builders home, built on your home site in accordance with the standard features and specifications. You save money by handling the site work and utilities yourself. But you’re not left all alone. Our Construction Superintendent serves as your guide during construction, explains the process, assists you with subcontractors, and helps keep you on schedule.
If you’ve got time and want to save even more money, do a little Homework (our term for customer completion items). Do the painting, do the final cleaning, build a deck. You’ll save thousands more.
But if you’re too busy to even consider doing anything yourself, then take our turnkey completion option, and for an additional fee, we’ll take care of everything for you.
What ever you choose, you’ll have your home your way.
And
when it's all done, move in
We give
you a walk through orientation on the home. Make sure everything
is up to standards, give you your keys, then start your warranties.
After that it's "home sweet home."
Knowing
that we stand behind you
Every
Piedmont Personal Builders home is covered by our North Carolina
6-year limited home warranty, administered by Residential
Warranty Corporation. Subject to normal exclusions and procedures
as described in the RWC warranty, all systems in your home are
covered for one year against defects in labor and materials,
and the home is warranted against structural defects for six
years.
